Remi Emerson Residential Property Awareness Program
At Remi Emerson our top priority is to “Protect the Asset.” We appreciate that our clients have entrusted one of the largest assets in their portfolios to us. We take this responsibility seriously. One of the tools we use to protect the asset is our “Property Awareness Program.”
During a typical year with Remi Emerson the following inspections are done on your property:
- Full inspection at the time of onboarding
- Before the first tenant moves in a “safety and liability” inspection is performed
- The property manager and the tenant both perform separate move in inspections at the time of move in
- A periodic inspection is done at the three-month mark of the lease
- Another periodic inspection is done at the six-month mark of the lease
- Within 60 days of the termination date of the lease if the tenant is renewed a renewal inspection is done
- If the tenant is not renewing then a move out inspection is completed
- The cycle of property awareness begins again

Onboarding Inspection
Part of the process of onboarding a new property is a thorough inspection. The inspection documents the current condition of the property with descriptions and pictures. Maintenance information such as paint color (if available), age and size of water heater, size and location of AC filters, and any other pertinent maintenance information is recorded.
The serial numbers and model numbers of appliances are recorded for future maintenance calls and to protect against unauthorized swap outs.
All necessary repairs are added to a punch list and discussed with owners prior to being done.
Safety and Liability Inspection
During each vacancy, including prior to the first tenant moving in, an inspection focused on reducing liability is completed. All lighting, GFI outlets, smoke detectors, CO detectors, and fire extinguisher are all checked for function and obsolescence. Any property left behind is removed and the overall safety of the area is checked.
PM Move-In Inspection
Just prior to move in the property manager will order a move in inspection. This inspection focuses on thoroughly documenting the exact condition of the home when the resident takes possession. Room by room everything is documented including walls, floors, ceiling, light switches, doors, doorstops, closets, fixtures, and windows. Over 200 pictures are taken and stored for future use if needed.
Tenant Move-In Inspection
At move in residents are provided a link to our property inspection system which they can use to perform their own move in inspection. This inspection system guides the resident through a move in inspection similar to the one done by the property manager. This gives the resident an opportunity to document any issues they might find with the condition of anything in the house.
Security Deposit Video
At move in the residents are sent a video encouraging them to do the move-in inspection and to refer back to the inspection when preparing to move out. This is done to encourage them to return the house in the same condition so they can receive their security deposit back.
Three Month Periodic Assessment
Three months into the lease an inspection is done. Inspectors look to make sure the house is being properly cared for. Inspectors document any evidence of the presence of cats or dogs to make sure it aligns with the lease. This is a full room by room inspection similar to the move in inspection.
Six Month Self Inspection
At 6 months the tenants are sent a link to perform a self-inspection. They are required to complete the inspection and submit photos of each room as well as a picture of the AC filter.
Lease Renewal/Move Out
With 60 days remaining in the lease term it is determined if the resident will renew the lease for another term or move out. If the lease is to be renewed an inspection is performed before the lease is offered to ensure that the property has been properly cared for and the residents are adhering to all aspects of the lease. If the resident moves out the inspection is performed post-move out. Any needed repairs are documented. This inspection is compared to the move in inspection and any excessive wear and tear or damage due to misuse or abuse is charged to the security deposit in accordance with all pertinent Florida Statutes. The move out inspection is similar to the onboarding inspection and begins a new cycle.
