8% Management Fee Includes:
- Collecting Rents and Making Deposits — A representative will be responsible for recording all the rent payments into the company’s software program and making bank deposits.
- Manage Accounts Payable and Receivable — Representatives are responsible for overseeing the Accounts Payable and Receivable for each property. The Accounts Payable representative will input all bills/invoices into the software system, verify the charges are accurate, communicate with the owner on any large invoices, and pay all monthly bills for the property. The Accounts Receivable representative will collect all rents from each property, resident manager, and/or tenants. They will keep detailed records of any late payments and enforce eviction if payment is not received.
- Pay Monthly Expenses and Resident Charge Out — Each month, a representative will pay all expenses billed out from vendors, as well as recurring bills such as utilities, if applicable. He/she will also bill tenant for any repairs done to their unit due to negligence.
- Send Monthly or Quarterly Financial Reports — A representative will prepare monthly, quarterly, and/or year end financial reports for each owner. These reports could consist of: Profit and Loss, Balance Sheets, Rent Rolls, and 1099’s.
- Manage On-Site Management Staff (if applicable) — A representative will be responsible for effectively overseeing all on-site resident manager staff and ensuring that each manager is trained efficiently and represents the company in a professional manner.
- Balance Month End Accounts — A representative will balance out each account at the end of the month to ensure that each balance is updated and coincides with the bank.
Additional Services Provided:
Marketing & Leasing Rental Units, Tenant Screenings and Complete Needed Rental Paperwork (Leases, Application Forms, etc.)
This process begins at time of marketing the property(s) and the first initial contact that the representative has with the prospective tenant. A designated representative will be there from beginning to end with the tenant and will ensure that all credit and criminal background checks are completed, as well as past residency verifications and income verifications. Included in tenant screenings is a national evictions check and sex offender check. He/she will discuss in detail the application and lease so each prospective tenant is fully aware of all legalities and expectations in the lease. He/she will also perform an interior inspection (to include furnishings when applicable) when the tenant moves in to document all conditions of the rental unit and will do the same when the tenant moves out.
The Tenant Placement Service will be provided for the cost of fifty percent (50%) of the first month’s rent.
If an existing tenant renews their lease in the same property, a Tenant Renewal Fee will be collected for twenty-five percent (25%) of the first month’s rent on the new lease.
Attorney’s Fees — Lease Drafting
In the State of Florida, a BROKER is not allowed by law to draft a lease, therefore, there will be an administrative charge to the OWNER of $45.00 for preparation of the lease. The law firm preparing the lease deals primarily in Landlord/Tenant Law. The charges to cover these attorney’s fee(s) and administrative charge will be collected from the first monies received if RER does not currently have the funds from OWNER to pay this. The Law Office will be available to RER and OWNER at no charge for phone and email consultations in the event of disputes with the TENANT(S) or related issues and will provide a reduced-price eviction if the Law Office files an eviction for OWNER. If OWNER chooses to have another law firm prepare the lease, RER will send the necessary information over to that attorney upon request.
Safety Inspection
RER will perform a safety and liability inspection prior to every tenant move in date. There will be an administrative charge to the OWNER of $75.00 for the inspection.
Perform Small Claims Actions
This action occurs when a past tenant continues to hold a balance and has made no attempt to pay. A representative will collect all the information about the tenant (current address, phone number, employment, and amount owed) and serve the proper paperwork either by certified mail or by processed server. The representative will attend the court hearing and speak on behalf of the company in order to get a judgment against the past tenant.

Property Maintenance
The RER staff will coordinate all required property repairs and maintenance through local third party vendors.

Assist with Evictions (Attend Court Hearings, Work with Attorneys)
This process begins once the tenant has failed to abide by all the statutes specified in the lease. This could range from unpaid rent, noise disturbances, unauthorized person(s) living in the unit etc. A representative will work side by side with an attorney, providing him/her with all the necessary paperwork and documentation. He/she will attend the court hearing and testify on behalf of the company/owner.
This service will be provided for the cost of $0.

Assist with Insurance Claims and Work with Adjusters
A representative will be in contact with an insurance agency representative and/or adjuster if any claim is necessary to file on the property. He/she will provide all the available documentation, including photographs and testimonials, if necessary.
