How do I add a resident to our lease?
You may add a resident to the lease with a screened and approved application, the same as you did. Contact Remi Emerson Residential for the application link. -
Is the deposit refundable?
Yes, assuming you stay for the full duration of your lease and there are no damages to the home beyond normal wear and tear. Any security deposit money collected at move-in will be held until you move-out, at which time we will conduct a move-out inspection. We will document any damages and costs that could lead to a claim against your security deposit. -
How do I pay rent?
All residents are required to make payments through their online portal. Automatic payments can be set up in the portal. -
I want to get a pet. What should I do?
The first step is to ensure the landlord for your desired property accepts pets, and if so, under what conditions. Assuming your pet qualifies, a non-refundable pet fee will be due prior to move-in and monthly pet rent will apply. -
I want to move out, but my roommate wants to stay. What should I do?
The lease is enforceable until the end date. With written approval, you may assign your obligation to the lease with a screened and approved resident who applies the same as you did. -
My lease expiration is coming, and I want to move out. What should I do?
We will contact you 60 to 90 days prior to your lease expiration date to confirm your intentions. If you decide you want to move, we will coordinate a move-out inspection after you have vacated the premises to determine if there are any claims against your security deposit. Otherwise, all you have to do is leave the home clean, per the Move-Out Guidelines in your lease agreement. -
Who is responsible for paying for repairs & maintenance requests?
Most repairs and maintenance issues are covered by the landlord. Repairs caused by neglect, misuse, or intentionally damaged by occupants, will be covered by the resident(s). -
I have a maintenance problem, who do I contact?
Go to remiemerson.com and log in to your portal and click on "Maintenance" and submit a "Maintenance Request". Once received we will assign a technician, they will contact you directly to schedule the appointment. -
