How do I schedule a showing of a property?
Please visit https://www.remiemerson.com/orlando-homes-for-rent. Select the property you would like to view and “schedule viewing”. You will be asked a couple of questions and to upload a photo ID, then you can pick a day and time that is convenient for you. -
You have a property I want to rent. How do I apply?
Please go to https://www.remiemerson.com/central-florida-homes-for-rent select the property you are interested in and “apply now”.
We will contact you to provide an approval or denial within 48-hours of submitting your application. Most response times are less than 24-hours.
Applicants must be at least 18 years of age to apply. All adult occupants staying in the home must apply online and pay the application fee. Anyone under 18 will need to be added as an occupant on your application. -
Can you hold a place before I apply?
In fairness to other prospective tenants who apply, we cannot hold properties. All listings are available on a first-come, first-served basis -
What do I pay to move in?
The Security Deposit is due upon the signing of your lease. The first month’s rent must clear our bank prior to move in. It is recommended that rent is paid seven days prior to your move in date to ensure funds have cleared. -
Is the deposit refundable?
Yes, assuming you stay for the full duration of your lease and there are no damages to the home beyond normal wear and tear. Any security deposit money collected at move-in will be held until you move-out, at which time we will conduct a move-out inspection. We will document any damages and costs that could lead to a claim against your security deposit. -
Who needs a cosigner?
Cosigners only apply for tenant applicants who do not meet screening requirements. -
How do I pay rent?
All tenants are required to make payments through their online tenant portal. Automatic payments can be set up in the portal. -
Do you accept pets?
Pets are welcome in most of our properties. Please check the listing of your desired property for any restrictions. If your pet qualifies, a non-refundable pet fee will be due prior to move-in and monthly pet rent will apply. -
How long does my lease term have to be?
The majority of our properties require a 12-month lease. Longer terms leases are available on some properties. -
Can I renew my lease?
Yes, we will contact you 30 to 60 days prior to your lease expiration date to confirm your intentions to renew. -
Who is responsible for paying for repairs & maintenance requests?
Most repairs and maintenance issues are covered by the landlord. Repairs caused by neglect, misuse, or intentionally damaged by occupants, will be covered by the tenant(s). -
Application Requirements
- Credit Score: We pull a credit report and look for tenants with good credit, generally 600 or above
- Income: Must exceed or equal 2x the monthly rent on gross, average income.
- Rental History: NO evictions or outstanding renters' debt.
- Properties with an HOA Approval Process may have additional requirements.
- Our screening process is administered by Credit Reporting Services who will pull a credit report, criminal and eviction history.
